Color made easy: The top ten Tips!
Color made easy. Many people fear picking out colors. Hopefully I can take that fear away. Most people are attracted to the level of saturation (Intensity of that color) and not so much with the color. Think blue and how many variations of blue there is. You many like one shade of blue but not the others. When picking a color there are many things to consider.
- Visually- what are you attracted to?
- Saturation- it’s the saturation of that color that matters most, not the color itself (Think shades of blue).
- Col0r ratios-using the 60-30-10 ratio in a room will pull the room together. And add different values for interest.
- Use color three times at different levels.
- Adding a contrast wall actually shrinks a room.
- Create balance-a room that has all the furnishing near the floor tends to be bottom heavy. Don’t forget adding visually interest near the ceiling (wall art, drapes).
- Stay within three values of that color. When looking at a color strip go up or down the color.
- Are your color current-like food, design has an expiration date. Has your’s expired?
- When purchasing major items like sofa go with neutral and add punches of color. It’s easier to replace pillows then a sofa.
- Love the color you choose-or you won’t be happy no matter how great the room is!

How to Increase the perceived value of your home.
Perceived value is very subjective. Three agents can come up with three different listing price. Choosing comparable home is a somewhat subjective process. The value of ones home will increase if the potential buyer feels that this is “the one”. They’re afraid if they don’t act fast someone else will snatch it up. The amount of money they are prepare to pay for the home goes up because of this perception.
In home staging we are trying to increase the value of the home, by increasing the “perceived value” of the home. If buyer falls in love with the home, then the value will increase even more as they compete with one another. It’s the law of supply and demand. So how do you increase “perceived value” in your home?
If you stage a home to show off its best feature and you’re consistent throughout the house then the “perceived value” increase. The finishing details in you home can suggest a higher value. For examples:
- Decorative molding in any room will give it a more substantial look.
- Expensive looking door knobs in kitchen can completely change the look of the cabinet.
- Painting kitchen cabinet that may otherwise look cheap and outdated.
- Replacing the builder special on light fixture, especially in higher end home will dramatically change the look and feel of the room.
- Curtains or drapery that hang floor to ceiling can make ceilings appear higher. Thereby increasing the perception that the room is somehow bigger.
These are just some of the suggestion that a home stager can make. A professional home stager can help you achieve that perceived value in your home, by showing off the best features and creating the best environment throughout your home.
